Tech Tuesdays: New Dispo Buyer Management Features
This Tech Tuesdays session focused on announcing and demoing a new set of Disposition (Dispo) features designed to streamline buyer qualification and management within HighLevel. The update introduces a simplified one-click qualification workflow, fixes a critical KPI tracking bug, and previews powerful upcoming tools for deal-specific marketing and mass property outreach.
Key Takeaways
- New "Qualify Buyer" Button: Replaces the old qualification form with a single-click action directly inside HighLevel. Before clicking, the contact must have a First Name and Buyer Markets populated — these are required for automations to function correctly.
- KPI Bug Fixed: A previous bug was misattributing buyer qualification credit on the KPI dashboard. The new button now correctly assigns the qualification KPI to the team member who clicks it.
- Automatic Status Update: Clicking "Qualify Buyer" automatically updates the contact's status to "Active Qualified Buyer" and reassigns them to "Dispo Dan," triggering the existing automation that adds all Dispo agents as followers.
- Backward Compatible: The button automatically grays out and disables for any contact already tagged as "VIP" or "Active Qualified Buyer" — no manual updates needed for existing qualified buyers.
- Upcoming: Deal-Specific Marketing Dropdown (within ~10 days): A new dropdown will list all active, unassigned deals. Selecting an address will pull deal info and send it directly to the buyer, automatically adding them to that deal's marketing tracker.
- Upcoming: One-Click Dispo / "Market Property" Button (within ~10 days): Located on seller cards, this button will mass-market a property to all qualified buyers in the property's area. Initial version will include zip code, ARV, repair cost, and asking price. Future versions will support custom messaging tailored to buyer personality types.
- Ryan's Buyer List: A large list of unqualified buyers from Ryan is being formatted and uploaded. All contacts will be tagged as "buyer" and enrolled in drip campaigns if their status is "inactive" or "unqualified."
Step-by-Step: How to Use the "Qualify Buyer" Button
Before You Click — Required Data
To prevent automation failures, confirm the following fields are filled in on the contact record before qualifying:
- First Name — Required for personalized messaging. If the contact is an LLC, use a representative first name or the primary contact's name.
- Buyer Markets — Required to route the buyer into the correct market-based automations.
Qualification Steps
- Open the buyer's contact record in HighLevel.
- Confirm that First Name and Buyer Markets are populated.
- Click the "Qualify Buyer" button on the contact card.
- The system will automatically:
- Assign the Qualified Buyer KPI to your user account.
- Update the contact's status to "Active Qualified Buyer."
- Reassign the contact to "Dispo Dan," which triggers the automation to add all Dispo agents as followers on the contact.
What If the Button Is Grayed Out?
The "Qualify Buyer" button is intentionally disabled if the contact is already tagged as "VIP" or "Active Qualified Buyer." No action is needed — these contacts are already in the qualified buyer workflow.
