Part 1: Dispo — Buyer Qualification & Deal Blasting
Overview
The dispo workflow has been rebuilt from the ground up. What used to take 5–7 minutes of manual steps is now handled with two clicks: qualify the buyer once, then blast deals to matching buyers automatically.
Step 1: Qualify a Buyer
- Navigate to a buyer's contact record in GenieREI.
- Click the
Qualify Buyerbutton. This replaces the old "buyer markets" form. - Select the buyer's target geography at the appropriate level:
- State — qualifies the buyer for all counties and cities within that state.
- County — qualifies for all cities within that county.
- City — qualifies for that specific city only.
- Zip Code — most granular option; qualifies for a specific zip.
- Note that qualification is hierarchical: selecting a state automatically includes all counties, cities, and zips beneath it. You do not need to enter sub-levels separately.
- Save the qualification. The buyer is now tagged and searchable by location in the system.
KPI Note: Dispo reps earn a KPI point for each buyer they qualify. This incentivizes reps to keep buyer records up to date and fully tagged.
Step 2: Blast a Deal to Matching Buyers
- Navigate to the Opportunity page for the deal you want to market.
- Click the
Send to Buyersbutton. - The system automatically identifies all buyers whose qualified geography matches the deal's location.
- Each matching buyer receives a unique, trackable link to the deal. This enables future interest-level ranking (e.g., identifying which buyers clicked, how quickly, how many times).
- Review the blast summary before confirming the send.
Important Warning: Missing Rehab Tolerance
If a deal does not have a rehab tolerance entered, the system will display a warning before sending. Without this field populated, the deal will be sent to all buyers in the matching geography regardless of their individual rehab preference. Always ensure the deal's rehab tolerance is filled in before blasting to avoid mismatched sends.
Part 2: Acquisitions — The New Property Drawer
Overview
The Acquisitions side of the platform now has a dedicated Properties tab within the contact/deal drawer. This replaces the old practice of dumping property data into freeform notes. All property information is now captured in structured fields, making it searchable, reportable, and available for automation.
Lead Capture: Using the Create Contact Button
- When an inbound lead comes in (seller, buyer, realtor, agent, boots on the ground, etc.), click the
Create Contactbutton. - Select the appropriate contact role. Note: multi-role selection (e.g., realtor and boots on the ground) is coming soon.
- For seller leads, the system will prompt you to either:
- Link to an existing property — if the property is already in the system from a prior lead or campaign.
- Create a new property — if this is a first-time record for that address.
The Properties Tab: Section-by-Section Breakdown
Once a property is created or linked, the Properties tab becomes the central hub for all property data. It is organized into the following sections:
1. Details
Captures core property attributes: property type, age, number of units, and other structural basics. Questions in this section are becoming dynamic by property type — for example, a multi-family property will show different fields than a single-family home. This update was being deployed to the live environment at the time of this call.
2. Pillars
Captures the seller's motivational profile:
- Motivation — Why is the seller selling?
- Timeline — How quickly do they need to close?
- Decision-Makers — Who else is involved in the decision?
These fields are critical for coaching reps and qualifying leads effectively.
3. Condition
Captures the physical condition of the property in granular detail. Example fields include:
- Roof age, material, and number of layers
- HVAC, electrical, plumbing condition
- Other repair-relevant details
This replaces ad hoc notes and ensures consistent data collection across all reps.
4. Underwriting
Captures the financial analysis of the deal:
- ARV (After Repair Value)
- Estimated Repairs
- Comps — Comp links entered here become clickable directly within the platform.
At least 1 underwriting entry and 3 comps are required before a deal can be submitted as Under Contract.
5. Offers Made
This section logs the full negotiation journey:
- Initial offers
- Seller counters
- Rep counters
- Final accepted offer
This data is used for performance analysis, manager review, and rep coaching. No negotiation activity should be captured only in notes — it must be logged here.
6. Transaction
Populated once a deal goes under contract. Contains closing-related details and serves as the handoff record for the transaction coordinator.
Offer Workflow: Calculator & Logging
Offer Calculator
- Inside the Properties tab, open the Offer Calculator.
- The calculator uses your team's predefined rules (set by ownership/admin) to generate:
- A First Offer — the opening number to present to the seller.
- A Max Offer — the highest the team is authorized to go.
- Reps use this to stay within approved parameters and avoid over-offering.
Logging Offers
- After each conversation with the seller, log the offer/counter details in the Offers Made section.
- Record the offer amount, the seller's response, and any counter figures.
- Continue logging each round of negotiation until a final outcome is reached (accepted, rejected, or dead).
Under Contract Submission
- When a seller accepts an offer, navigate to the Properties tab and open the Under Contract Form.
- The form auto-populates data already entered in the Properties tab (address, ARV, repair estimate, comps, accepted offer price, etc.), eliminating duplicate data entry.
- Confirm the following minimum requirements are met before submitting:
- At least 3 comps entered in the Underwriting section.
- At least 1 underwriting entry completed.
- Submit the form. This replaces the old process of emailing or texting deal details to the team.
Coming Soon: Automated contract generation is expected to launch within the following week of this call.
