How GenieREI Is Organized — The Big Picture


Before you dive in, it helps to understand how everything fits together. GenieREI is built on top of GoHighLevel, and it's set up specifically for real estate investors to manage leads, deals, buyers, and transactions all in one place.


The 5 Core Pipelines

Every deal you work flows through a series of pipelines. Think of these like stages of a deal's life:


Acquisitions is where everything starts. Every new lead lands here and gets worked toward a contract. This is where your closers spend most of their time.


New Contract is where a deal moves the moment it goes Under Contract. Your Transaction Coordinator (TC) takes over here and begins managing the deal.


Dispositions is where the TC sends the deal once photos are in and the contract is reviewed. Your Dispo agent takes over here to find a buyer.


Flipping is used when your company decides to flip the property instead of assigning it to an end buyer.


Closing is where the deal goes after a buyer is assigned. The TC manages it through to funded.


There's also a Buyers Pipeline (the 8th pipeline) where all your buyers are tracked separately, and a Property Marketing Tracker that logs every buyer a deal was ever sent to.


How Leads Get Assigned

When a brand new lead enters the system, it's automatically assigned to Mae Cloud — that's the system placeholder for unowned leads. At the same time, the right closers get added as followers so they can see it. A closer claims the lead by going to the contact and updating the "Assign To" field to their own name.
