1. Attack List Sorting Bug

Issue: Completed appointments are remaining at the top of the Attack List even after a previous fix was deployed. This buries leads that require immediate follow-up action.

Impact: Users cannot efficiently prioritize active leads from the Attack List view.

Workaround: Manually scroll past completed entries to locate active leads.

Resolution Steps Taken:

  1. Nosheen to send a Loom video of the bug behavior to Andrey (developer).
  2. Octavio to investigate why the previous fix did not resolve the issue.
  3. Resolution is targeted for this week, pending developer availability.

2. Call Status Not Updating Lead Status

Issue: When a call outcome status is selected during a call (e.g., "Wants Retail"), the lead's main status field does not automatically update to reflect that selection.

Impact: Requires users to manually update the lead status after every call, increasing the risk of data inconsistencies and missed follow-ups.

Workaround: After logging a call status, manually navigate to the lead record and update the status field independently.

Resolution Steps Taken:

  1. Noah to record a video demonstrating the bug and send it to Nosheen.
  2. Bug will be escalated to the development team for a fix.

3. Pipeline Stage Reversal Not Permitted

Issue: Users cannot move an opportunity backward through the disposition pipeline (e.g., from "Contract" back to "Photos Needed") when real-world deal circumstances change.

Impact: Prevents accurate pipeline representation when deals stall, fall through, or require revisiting earlier stages (e.g., buyer backing out, photos needing to be rescheduled).

Status: This feature request has been added to the development backlog by Nosheen. No ETA at this time.

4. Property Type Field — Feature Request

Request: Expand the "Property Type" dropdown field to include more specific property categories.

Rationale: The current list is too generic and does not account for common deal types such as mobile homes, townhomes, and condos — all of which require distinct handling.

Status: Logged as a feature request for the development team to review.

System Logic & Automation

Contact vs. Opportunity Ownership

Issue: GenieREI allows separate owners to be assigned to a contact and an opportunity. When a task automation references the "contact's assigned user," it assigns the task to the contact owner — not necessarily the opportunity owner who is actively working the deal.

Example: If Navarre owns the contact but Austin owns the opportunity, automated tasks will be routed to Navarre, not Austin — causing follow-ups to be missed or misrouted.

Impact: Breaks task automation workflows for teams where contact and opportunity ownership differ.

Next Step: Octavio will consult with Connor to understand the original design rationale before requesting a system-level logic change. No changes will be made until that discussion is complete.

Adding Additional Sellers to a Property

Clarification: When a second seller is added to a property record, the system creates a new, separate contact that is unassigned by default.

Why: This is by design. The system assumes that automation for the primary seller is already running, and does not want to trigger duplicate automations for the second contact.

Action Required: After adding a second seller, you must manually assign an owner to the newly created contact to ensure proper follow-up and task routing.

SMS Timezone Bug (America/Phoenix)

Issue: Drip campaign SMS messages are being sent outside the configured 8 AM–7 PM send window for some leads.

Root Cause: The "America/Phoenix" timezone is missing from the system's timezone dropdown. When this timezone is not available to select, the system defaults to an incorrect timezone, causing messages to send at unintended times.

Fix: The GenieREI team will add "America/Phoenix" to the timezone dropdown in the automation settings.

Temporary Workaround: If you are operating in the Phoenix/Arizona timezone, select the closest available timezone option and monitor send times carefully until the fix is deployed.

Lead Generation Strategy: Run It Remote vs. Property Leads

Performance Review: Run It Remote (Cold Calling)

A performance audit of one user's cold calling campaign through Run It Remote revealed the following:

  • Leads generated: 31
  • Warm conversations: 2
  • Approximate monthly cost: ~$2,500
  • Conclusion: Poor ROI for the investment level required.

Recommended Alternative: Property Leads (Inbound Pay-Per-Lead)

Property Leads operates on an inbound pay-per-lead (PPL) model where motivated sellers contact you directly, resulting in significantly higher conversion rates compared to cold outreach.

Pricing Tiers:

  • Nationwide: $30/lead — Best suited for novation deals where geographic flexibility is possible.
  • Statewide (e.g., Georgia): $75/lead
  • Targeted County (e.g., Cobb County, GA): $250/lead

Reported Performance: One GenieREI user using Property Leads is converting at approximately 1 contract per 15–20 leads.

Recommendation: For users experiencing poor ROI with cold calling services, transitioning to an inbound PPL model through Property Leads is strongly recommended based on current team results.

Upcoming: Native GenieREI Dialer

A native dialer is currently in development for the GenieREI platform. Here's what to expect:
