Contracts - How Contracts Work in GenieREI


GenieREI's contracts live under Payments → Documents & Contracts in the left sidebar. Your pre-built templates should already be loaded — purchase agreements, assignment contracts, and others depending on your setup.


How a contract gets filled out:

When you're ready to send a contract, open the template and the system will pull deal details directly from the contact record and opportunity — things like the seller's name, property address, purchase price, and closing date automatically fill in as long as those fields were entered correctly on the deal.

Any fields that don't auto-populate, you'll fill in manually before sending. Common field types include signature, text, date, initials, and checkbox.


Who signs and in what order:

For a typical Purchase & Sale Agreement: the seller signs first, then the buyer (you or your LLC) countersigns.

For an Assignment of Contract: you sign first as the Assignor, and your end buyer signs second as the Assignee.


Sending for signature:

Once everything is filled out and signature fields are assigned, you send it directly from Documents & Contracts. 

The recipient gets an email with a link to sign electronically. You can track the status in real time — whether it's been opened, signed, or is still waiting.


Custom fields you'll want in place:

For contracts to auto-populate correctly, make sure these custom fields exist as Opportunity fields in your system (not Contact fields — these change deal to deal):

  • Property Address, City, State, Zip, County
  • Purchase Price
  • Earnest Money Deposit
  • Closing Date
  • Seller Full Legal Name / Seller Entity Name
  • Buyer Full Legal Name / Buyer Entity Name (LLC)
  • Title Company Name
  • Inspection Period (number of days)

If any of these are blank on a contract, it means the field wasn't filled in on the opportunity record. Go back to the deal card, fill it in, and regenerate the contract.

Pro tip: Always send yourself a test contract before going live with a template to make sure all fields populate correctly.
