Basics of the Opportunities

This video explains what the Opportunities tab is, who uses it, and how to navigate it effectively.

Who uses Opportunities:

  • Closers — rarely, most of your work is done on the Contacts side
  • Acquisitions Managers — to track where leads are in the pipeline stages
  • Transaction Coordinators — this is where you live, alongside your Tasks

Pipeline Statuses:

  • Open — still actively working the deal
  • Lost — already sold, wrong number, or dead deal (acquisitions) / signed cancellation agreement (transactions)
  • Abandoned — seller changed their mind, memo left in case they come back
  • Won — deal is under contract (acquisitions) or closed and funded (transactions)

Your 4 Transaction Pipelines: New Contract, Dispositions, Flipping, and Closing Pipeline

How to Filter:

  • Filter by Status to see only what you're actively working
  • Filter by Closed Date (e.g. "This Month") to see what's closing soon
  • Use Manage Fields to add columns like Days Since Last Stage Change, Exit Strategy, or Closed Date so you can spot stale deals quickly

Tips:

  • If a deal hasn't moved in 70+ days, go in and diagnose what's holding it up
  • Most acquisition data also populates on your dashboards — you don't have to live in Opportunities for that
  • The most important fields on any card are from Property Info and up
