How to Move a Deal to Under Contract (Closer's Guide)

This is one of the most important things to get right in GenieREI. Here's the full process step by step.

Step 1: Click Offer Made first. Before you click anything else, go to the contact record and click the Offer Made status button. This is how the system gives you credit for making an offer on your KPIs. If you skip this and jump straight to Under Contract, that offer won't count toward your numbers. If you already went to Under Contract without clicking Offer Made — go back and click it now. Better late than never.

Step 2: Click Under Contract. Once the seller has accepted your offer and you're ready to move forward, click the Under Contract status button on the contact. This kicks off an automation — you'll immediately receive both a text and an email with a link to a form you need to fill out.

Step 3: Fill out the form completely. Open the form and fill in the property address and all deal details. The seller's name and phone number will already be pre-populated. If you don't have certain information like comps or ARV, just type "NA" and move on — don't leave it blank. When you're done, hit Submit Deal Info.

This form is what triggers the TC, the owner, and the Dispo assistant to be notified. Until you submit that form, nobody else knows the deal exists.

Step 4: Confirm the deal went through. After submitting, your deal should appear in three places on your dashboard within a few minutes: Total Contracts (company overview), your KPIs board (personal count), and the Transactions deal board. If you don't see it, double-check that you actually hit Submit Deal Info — sometimes the form closes before it fully goes through.

Important: Never manually drag leads in the Opportunities board. Always use the status buttons on the Contact record. Manual dragging bypasses the automations and creates problems down the line.
